Storing a Piano When You Have Builders In | PianoStorage

Most renovation projects run longer than anyone planned. What began as a kitchen refit opens up the plaster, the floor wants doing while everything is stripped back, and by the time the trades have finished coming and going the whole ground floor has been a building site for several months. Somewhere in the middle of all that, there is usually a piano. The question of what to do with it rarely gets asked until dust is already settling on the keys.

Three specific risks that building work creates

The hazards of a working building site are well understood for furniture and soft furnishings. For a piano they are more specific, and more likely to produce damage that is expensive rather than merely inconvenient.

The first is dust. Construction dust is not the same as household dust. Fine gypsum particles from plastering, wood dust from carpentry and the general airborne grit of any active site are significantly finer than everyday particles, and they find their way past covers and into the piano action through the gaps between the keys and the key slip. Once inside, they settle on the hammer felts and pack into the key bushings, which are the felt-lined guide points that each key pivots on. Keys that stick or move unevenly, a touch that has lost its response, a playing feel that a tuner visits and cannot fully fix: these are signs of dust in the mechanism. A thorough action clean can address the problem, but it is a specialist job that takes time and costs accordingly.

The second is vibration. Hammer drills, angle grinders, floor sanders and demolition tools create vibration in the tens to hundreds of hertz range. That vibration travels through a building's structure into every room. In a masonry property it is particularly effective. The effect on a piano is gradual: the vibration works the tuning pins slightly in their holes in the pinblock, weakening the friction grip that holds each string at pitch. A piano that was well in tune before the project started will need more than a standard single visit from the tuner when it is done, and if the vibration has run for several months, some pins may need attention from a technician rather than a tuner.

The third is humidity. An active building site is an open environment. Builders prop doors for access throughout the day, windows come out for days awaiting replacement glazing, external walls are opened up for extensions or structural work. All of this exposes the interior to outside air. A piano that spent the previous year in a centrally heated living room sitting at 45 to 50 percent relative humidity can end up in conditions that swing with the weather outside. In summer that means high humidity pushing into the wood. In winter it means cold, dry air drawing moisture out. Either direction puts the soundboard, the glue joints and the tuning under stress. The cycling between the two, week after week, is the mechanism that does the most cumulative damage.

Why covering a piano is not enough

Putting a dust sheet over the piano is the most natural response, and it is largely cosmetic. It keeps the surface clean. It does almost nothing about fine construction particles, which enter through gaps and openings the sheet does not seal. It does nothing for vibration and nothing for the changes in moisture content in the air around the instrument.

Some owners move the piano into the room that seems furthest from the work. On a project of any real scale, this is usually a temporary solution. Work moves through a property, the undisturbed rooms become fewer, and a piano pushed against a wall to make way for materials or scaffolding is not being protected. It has simply been shifted to the next room along.

At what point does a building project become a serious risk

A weekend of decorating poses little risk to a piano in the same house, provided windows are not out and there is no major plaster or structural work involved. A kitchen refit running four to six weeks is a meaningfully different matter. By the time humidity has been elevated or depressed for several weeks, a piano will have responded. By the time a full house renovation, a loft conversion or a ground-floor extension has run its course, the instrument has been through a significant amount of dust, vibration and humidity variation in addition to the physical hazard of a busy site.

The instruments that suffer most are often the ones that were in good condition when the work started. A piano that had been recently serviced, well in tune and responsive under the hands has nowhere to go but down. An older instrument that has not been maintained for years will be affected, but the deterioration is less visible against an already diminished baseline. Either way, if a project is going to run for more than a few weeks and involves any kind of structural or plastering work, the case for removing the piano from the property is strong.

What specialist climate-controlled storage provides

Arranging collection around your building schedule

The right time to arrange collection is before the trades arrive. Tell us the date work is due to start and we will route a collection for the week before. If the project has already started and the piano is on site, we can still collect it: give us the postcode and the access details and we will confirm the next available day for that area.

When you book, note any access details that will affect the crew on the day. If there are stairs, give us the floor the piano is on, whether there is a lift and the number of flights. If access will be complicated by scaffolding, building materials or restricted parking on collection day, flag that when you book rather than on the day. Stair access is priced clearly in the booking so the full cost is settled before the crew arrives, with no surprises.

You do not need to be at the property yourself. A family member, a site manager, a letting agent or anyone you authorise can give access on the day. Tell us who will be there when you book and we confirm the three-hour collection window directly with them. When should I arrange collection before building work starts?

A week or two before the trades arrive is ideal. Each postcode area has a scheduled collection day each week, so booking in advance gives us the best chance of fitting around your project start date. How does construction dust get inside a piano if it is covered?

A piano is not a sealed unit. Fine particles enter through the gap between the keys and the key slip, through the space beneath the fallboard and along the edges of the case. Construction dust from plastering and carpentry is significantly finer than ordinary household dust and finds its way in readily. A dust sheet keeps the surface clean but does not stop particles reaching the action.

Can't I just move the piano to a room that is not being worked on?

In a very short project that might be tolerable. In a project lasting several weeks, vibration from power tools travels throughout the building and dust from plastering and sanding moves through open doorways and ventilation. Humidity changes from open external walls, missing windows and propped doors affect the whole property, not just the room being worked on. As projects expand the unaffected rooms become fewer and the piano ends up in the middle of the site anyway.

Does building work affect how long it takes to retune a piano afterwards?

Yes. A piano that has been exposed to sustained vibration from power tools, significant humidity swings, or both, will typically need more than a standard single tuning session to come back to pitch. In some cases a technician visit is needed before a tuner can bring the instrument fully back to pitch, particularly if tuning pins have been loosened by prolonged structural vibration. A piano that was stored in a controlled facility throughout the project comes back in its original condition and follows the normal post-move tuning process.

Are stairs or access complications a problem for collection from a building site?

Not a problem, but all the details need to be in the booking. Tell us the floor the piano is on, whether there is a lift, the number of flights and any tight turns or low ceilings on the route. How long after renovation is finished should I wait before re-delivery?

Wait until the work is genuinely finished and the room has had a chance to dry and air properly. Fresh plaster and new paint release moisture as they cure, and bringing a piano into a room that is still drying can reverse the protection that storage provided. A week or two of heating and ventilation after the room is complete is a reasonable interval before booking the return.
