It happens more than you might expect. A tenancy ends, the tenant moves out, and the piano stays. Sometimes they say they will arrange collection and simply do not follow through. Sometimes they ran out of time, money, or somewhere to put it. Whatever the reason, the result is the same: you are a landlord holding a large, heavy, legally complicated item that belongs to someone else.
Why you cannot just clear it with everything else
Under the Torts (Interference with Goods) Act 1977, goods left in a property after a tenancy ends do not become the landlord's property. You have a duty to take reasonable care of them and to give the former tenant a reasonable opportunity to collect them before you take the matter any further. That process involves written notice to the tenant's last known address and a waiting period before anything further can happen to the goods.
A general clearance company coming in to empty the property on day one would not be taking reasonable care of a piano. What you can do immediately, without waiting for the notice process to complete, is have the instrument moved into specialist storage. This is preservation, not a handover, and it is exactly what your duty of care requires.
Getting the property back to market
The immediate problem for most landlords is practical, not legal. The property needs to be ready for photographs, a new letting, or renovation work. A piano in the front room is not a small obstacle. How to arrange collection
You do not need to be at the property yourself. A letting agent, property manager, or any authorised person can give access and confirm details on the day. When you book, tell us the postcode and which room the piano is in. If the property has stairs, give us the details: the floor the piano is on, whether there is a lift, and any tight doorways or restricted access. Can I legally have a tenant's piano removed from my property?
